GRS Recruitment is working with an international boutique financial services firm specialising in real estate and corporate financing solutions. As the business expands its operations in Cyprus, we are seeking a Financial Analyst to join their team and play a key role in analysing, structuring, and supporting financing transactions. This is an excellent opportunity for a finance professional with strong analytical skills who wants to gain exposure to private lending, structured finance, real estate transactions, and corporate advisory. The successful candidate will work closely with senior management, taking ownership of financial modelling, risk analysis, and the preparation of lender-ready financing documentation.
MAIN DUTIES AND RESPONSIBILITIES
Financial Analysis & Risk Assessment
- Build and analyse cash-flow models for real estate projects and operating companies
- Perform financial analysis for development, acquisition, rental, and refinancing transactions
- Assess borrower and asset risk through key metrics including LTV, DSCR, coverage ratios, liquidity analysis, and sensitivity scenarios
- Review financial information and identify potential risks and opportunities
- Prepare financial summaries and supporting analysis for financing proposals
Deal Execution & Documentation
- Prepare detailed financing dossiers and lender presentations for private lenders, funds, and family offices
- Structure and present financial information in a clear and professional manner
- Support the preparation of investment and financing proposals
- Review and validate financial data to ensure accuracy before submission to funding partners
- Assist with transaction coordination and due diligence processes
- Maintain organised deal documentation and data rooms
Compliance & Reporting
- Support KYC and AML documentation processes
- Assist with the preparation and review of client and transaction documentation
- Maintain accurate internal records and reporting tools
CANDIDATE PROFILE
- Degree in Finance, Accounting, Economics, Real Estate, or a related field
- Professional experience in financial analysis, corporate finance, real estate finance, banking, investment, or a similar environment
- Strong experience with financial modelling and advanced Excel
- Good understanding of lending and risk metrics, including LTV, DSCR, and debt structures
- Excellent analytical skills with strong attention to detail
- Ability to interpret financial information and identify key risks
- Professional fluency in English. Spanish and Greek languages would be an advantage
- Comfortable using AI tools such as ChatGPT or Claude to improve analysis and efficiency
- Highly organised, discreet, and able to manage confidential information
- Eligible to work in Cyprus / the EU
- Background in real estate finance, private lending, banking operations, fund administration, or Big 4 advisory
- Experience preparing financing proposals or investment dossiers for institutional investors
- AML certification or compliance experience
- Existing relationships with funds, private lenders, or family offices will be considered an advantage
SALARY AND BENEFITS
- €30,000 - €40,000 Gross Per Annum
- Salary will be determined based on experience, qualifications, and skills. The advertised salary range is indicative, any offer will reflect the successful candidate’s suitability
