A global and long-standing investments company with offices in Cyprus is working in partnership with GRS Recruitment to hire a Real Estate Financial Controller in Nicosia. The ideal candidate will need to have 7+ years post qualification experience of which at least 3 in a managerial role in the real estate or construction industry. Our client maintains fully fledged offices in Cyprus, Dubai and London and while the position is based in Nicosia periodical travelling to other business jurisdictions may be required. MAIN DUTIES AND RESPONSIBILITIES
  • Ensure preparation of accurate financial statements, conduct regular reporting, perform variance analysis and preparation/monitoring of budgets and financial forecasts.
  • Ensure timely processing of financial transactions, maintain accounting policies, ensure compliance with regulations, tax planning and filings and manage audits.
  • Monitor and manage cash flow, oversee accounts receivable/payable, and develop cash management strategies.
  • Assist in developing the company’s financial strategy, provide financial analysis, and support strategic goals.
  • Manage relationships with banks and oversee credit facilities.
  • Manage and mentor the finance team, enhance internal communication, and support team development.
  • Evaluate and manage real estate investments and construction projects.
  • Oversee budgeting and financial management for construction projects, ensuring cost control and timely financial reporting.
  • Collaborate with project managers to track project costs and progress, identifying financial risks and opportunities.
  • Oversee lease administration and property management accounting.
CANDIDATE PROFILE
  • Bachelor’s degree in accounting, Finance, Economics or related field
  • ACCA/ACA Qualified
  • Good understanding of IFRS, TAX and VAT
  • Proficiency in Accounting Software (e.g. Navision) and Microsoft Office Suite, especially Excel.
  • Strong leadership and team management skills.
  • Attention to detail and accuracy.
  • Team player.
  • Effective communication and interpersonal skills.
  • Excellent analytical, problem-solving, and decision-making abilities.
